Time for your Home Inspection!
So you’re buying a home? The process will be long and arduous. Your home inspection results may offer peace of mind, or have the opposite effect. You’ll gather and collect much information in a very short period of time. This can include written reports, checklists, photographs, environmental reports, structural pest control reports and what the various inspectors have to say during their inspections. Along with the seller’s disclosure and what you notice yourself makes the entire experience even more overwhelming. What’s a home buyer to do?
Take a deep breath. Most likely your inspections will reveal deferred maintenance issues, life expectancies and common imperfections you’ll want to know about. The more interesting issues fall into four basic categories:
1. Critical defects. An example of this would be a structural failure.
2. Issues that can lead to major defects. A common roof leak, for example.
3. Issues which can impact your ability to finance, legally occupy, or insure the property.
4. Health and Safety concerns. An example of this would be missing proper smoke alarms or exposed electrical wiring.
Items in these four categories should be addressed prior to close of escrow when possible.
